If you’re a homeowner in Utah, you’ve probably received a notice from your county assessor. Whether you’re in Davis County, Salt Lake County, Weber County, or anywhere else in the state, this document outlines the market value your home will be taxed on for the upcoming year.

It’s important to understand that this notice is not a bill. Instead, it’s a statement showing the estimated tax amount you’ll owe in November if nothing changes. One section on the page is labeled “2025 Market Value.” This is the number the county is using to calculate your taxes. It is also the one part of the notice you can request to change if you believe it is inaccurate.

For example, I received a notice for one of my rental properties where the assessed value was about twenty thousand dollars too high. That gives me an opportunity to respond. By following the instructions on the back of the notice, I can appeal the value and try to lower the tax amount.

If you think your home’s value is listed too high, you don’t have to guess. You can look at comparable properties to support your case. I’m happy to help you find the right comparables for your property if you need them.
