Why are Utah homes selling at lightning speed with multiple offers, while others can’t get a single showing? It all comes down to how well they’re priced and how they compare to similar homes. In today’s market, beauty and price rule the competition, making strategic pricing the key to success.

After more than 20 years in real estate, I can confidently say this is one of the most interesting markets I’ve ever seen. Along the Wasatch Front, homes are either selling extremely well, often with multiple offers like the last five I just sold, or they’re getting no traction at all. There isn’t much middle ground.

Homes sell fast when priced right. If a home is priced exactly at market value, meaning in line with what similar properties have recently sold for, it often sells quickly. In fact, cookie-cutter homes priced right can even spark bidding wars and sell for more than the list price.

But here’s the catch: If the price is even slightly off or the condition doesn’t match comparable homes, the property risks sitting on the market. And unlike past years, buyers aren’t coming in with lowball offers to negotiate. They’re simply moving on to the next property.

Why does pricing strategy matter in Utah? Sellers need an agent who studies the market closely, understands local competition, and knows how to set the right price from day one. With the right strategy, homes can sell quickly and even attract multiple strong offers.
