Why are Utah homes selling at lightning speed with multiple offers, while others can’t get a single showing? It all comes down to how well they’re priced and how they compare to similar homes. In today’s market, beauty and price rule the competition, making strategic pricing the key to success.

After more than 20 years in real estate, I can confidently say this is one of the most interesting markets I’ve ever seen. Along the Wasatch Front, homes are either selling extremely well, often with multiple offers like the last five I just sold, or they’re getting no traction at all. There isn’t much middle ground.

Homes sell fast when priced right. If a home is priced exactly at market value, meaning in line with what similar properties have recently sold for, it often sells quickly. In fact, cookie-cutter homes priced right can even spark bidding wars and sell for more than the list price.
