We’re about halfway through 2024, and I want to give you an update on the market here along the Wasatch Front. Despite interest rates still being between 6.5% and 7%, we’re in a seller’s market. A seller’s market is defined as having less than a four-month supply of homes, and currently, we have just over a two-month supply. This means homes are moving quickly. For example, my last five listings sold very fast, with one selling in 15 days at full price and another in five days with seven offers, going $20,000 over list price.
Even in this active market, it’s still a beauty contest and a price war. Homes need to look fantastic and be priced right to sell. Many homes listed above market value are sitting unsold, creating a false impression that the market is dropping when they finally reduce prices to realistic levels.
