What makes this market better than the last one? There are in fact seven reasons why this market is much better, and today I’ll share what they are:
1. Prices have dropped and are more negotiable than they have been in the last five or more years.
2. We can now negotiate closing costs for buyers and buy down the interest rate.
3. FHA and VA buyers and sellers who had to sell a home to buy a home can buy today. In the past, sellers wouldn’t even look at those people and were too focused on cash and conventional buyers.
4. There’s a lot more inventory. There’s four times as much inventory today as there was a year ago.
5. We can do inspections on properties. We don’t have to take properties as is, and we can negotiate on repairs.
6. We don’t have to put up non-refundable earnest money like we did before.
7. We don’t have to pay for the appraisal gaps or the difference between what it appraises for and what it actually sells for today. If it appraises low, we can renegotiate.
