Overpricing remains one of Utah homeowners’ most common pricing mistakes when selling their property. While it may seem logical to list high and leave room for negotiation, this strategy often has the opposite effect. Homes priced above market value tend to sit longer, receive fewer showings, and attract less serious interest from qualified buyers.

I recently worked with a homeowner in Syracuse, Utah, who was considering a higher list price. However, we followed a strategic pricing approach and listed the home at $560,000. The property sold in just over a week. In contrast, similar homes nearby that were listed at higher prices have remained on the market for several months, which is beyond the average time for the area.

By choosing a strategic price point, my client not only secured a successful sale within days but also negotiated favorable terms. They were able to remain in their home for an extended period before moving into their newly built property, aligning perfectly with their timeline.
