One of the most common questions for homeowners looking to sell their homes is, “How do I find the right real estate agent for me?” Becoming a real estate agent is easy, which is why more than 80% of agents get out of the business after only two years. You want to make sure you aren’t somebody’s guinea pig and that your agent has experience. Here are my five best tips for finding the right agent for you:

1. What have past clients said? Just as you would when choosing a doctor or a restaurant, go online and look up what people are saying about these agents. You can use resources like Google, Zillow, and Realtor.com to find reviews of your prospective agent.

2. How many homes do they sell per year? Are they regularly selling enough homes to have the experience necessary to get you the absolute top dollar for yours? Find out how well they understand the market and its variables.

3. Who do they usually work with? Are they working more with buyers or sellers? While a newer agent might work more with buyers, a veteran agent tends to work more with sellers and listings.

4. How long have they been in the business? Every market shift brings a new way of doing business. You don’t want your home to be the one your agent is experimenting on while just starting to understand the market.

5. Ask for a written marketing plan. Is your agent one who is pounding the pavement every single day looking for a buyer? Or are they taking the passive approach and waiting for buyers to come to your home? Ask your agent to review their marketing plan with you.

There are many real estate agents out there, and your friend or family member might even be one. You may feel obligated to use one of those agents, but this is a business transaction, and you could have a lot of equity on the table. Consider these five points when deciding on who should represent your home.
